466 Dovercourt Rd is a brand new condo development that will be located at the northwest corner of College Street and Dovercourt Road in the Dufferin Grove neighbourhood. The project will involve the demolition of an existing 2-storey historic commercial building that currently houses the Matador Dancehall.
The former Matador was a 103-year-old live-music venue that hosted the likes of Joni Mitchell, Stompin’ Tom Connors and Blue Rodeo. It was purchased by a development group in May 2018.
Ali Saneinejad, one of the partners at the new 466 Dovercourt Rd condo, said the development will seek to preserve the historical music-related aspects of the site. He plans to seek a music-related entity to operate the ground floor space, which he hopes will include a recording studio or screening room on the backside.
He also says the property will have a small eatery open onto Dovercourt at the front of the property and a custom workshop in the back. He wants to keep some of the remnants of the Matador’s old interior, including the exterior marquee and a wood-panelled wall plastered with the signatures of famous musicians.
The proposed condominiums will offer a wide variety of sizes and layouts to appeal to anyone at any stage of life. Units will range from one to three bedrooms and will feature generous-sized balconies, 9 long-term parking spaces and 27 bicycle spaces. Moreover, the condos will be just 3 minutes away from Ossington Station.
